Emergency
Please note that an emergency is classed as a fire, flood, gas leak or electrical failure. If your issue is not classed as an emergency, you should wait until office hours to report the issue. The office is open Monday - Friday 9 am - 5 pm.
Gas Leak
If you have a gas leak you must call the National Grid Emergency number on 0800111999. National Grid engineers will always 'make safe' when called to a suspected gas escape. If a gas leak is found, they will shut the gas off, please call the office the following morning and we will arrange for a contractor to visit to get all appliances back up and running.
Boiler Issues/Lack of heating or hot water
Often, when there is an issue with the heating or hot water, it is down to topping the water pressure up on the boiler. There will be a number gage on the boiler, if this is below 1, it is likely to be the reason why you are experiencing problems. Please google the make and model of the boiler, locate a user manual and follow instructions on how to top the water pressure up. You can normally find YouTube tutorials on how to do this. If this does not work, please call the office within opening hours, and we will then arrange for a plumber to visit.
Water Leak
Should you have a major water leak, please locate the mains water stop cock, usually in the cellar or in the kitchen, and turn the water off (usually turn the tap clockwise) and then drain the system by running the taps into the sinks.

Please leave a voicemail stating your name, contact number and address if the call is unanswered and they will come straight back to you.
Roof Leak
If your roof is leaking from heavy rainfall, please contain the leak internally as best as you can, by using a bucket or similar and give us a call as soon as the office is open to let us know. We cannot send a roofer out while the roof is currently leaking as they will need to wait for dry weather.
Lock / Key issue
If you have lost your keys and the office is closed we would recommend asking a housemate to let you in and crash on the sofa until the office re-opens, to save you an out-of-hours call-out cost.

Please advise you are a tenant with Fit Property, if the issue is not down to the tenant's fault, the locksmith will invoice Fit Property.
If the cause of the lockout is down to the tenant's fault (e.g. you have lost your keys, or left keys inside the property) you will need to pay the locksmith direct at the time of the call-out.
Break-In
If your property is broken into, please call the police, and they will attend to assess the situation, if boarding up is required, please call contact our out-of-hours number on:

The property will then be made secure and you must inform Fit Property within office hours.
Fire Alarm Panel
If your property has a fire alarm panel that is falsely sounding, you may contact our out-of-hours number on 0114 387 7298. You must be sure that it is the fire panel sounding and that the sound is not coming from a burglar alarm / CO2 detector or smoke detector. Please advise if you are living in a property managed by Fit Property.
Electric Failure
If your electrics fail, you must first check if there is a power cut in the area, to do this please visit www.northernpowergrid.com.
